I was recently invited to help with the marketing activation of North Lodge, a beautiful Grade II listed property about to hit the market near Rugby.

And I couldn’t resist using this opportunity to do something a little… different.

We all know video can be powerful (403% more enquiries powerful, to be exact). But not all property videos are created equal.

So, instead of just doing one tour, I produced five short edits of the same property — each in a completely different tone. Almost like caricatures. Why? Because different buyers respond to different things.

Some want facts.
Some want feelings.
Some don’t want anyone influencing them.

And if we want to attract the right buyer — the one who falls in love, makes a strong offer, and gets to exchange — then it’s our job as agents to get out of our comfort zone and speak their language.
